I would like to help. I notice first off that I have no idea where you live. I live in Centralia, WA If you live in the area I could actually help you install a wood floor and save you quite a bit of money.

It may be possible to salvage some of the flooring which will help you with material costs as well. This would involve taking up the flooring and reusing the good wood and replacing only the stained wood.

As far as the owner telling you that there was a wood floor under the carpet, it sounds like there actually WAS a wood floor under the carpet. Now if he said it was in good condition then you might have grounds for fraud. Of course if it comes down to your word against his then that might be hard to get damages from.

I also would be interested in how many square feet of space you have so I can figure out where this $4,330 figure came from. If you have 433 square feet, he is charging $10/square foot which seems a little high. Please let me know the square footage and where you are located. Also is this on the ground floor or on the second or third floor which could add to the cost. What kind of wood is he using and what grade of wood would also be helpful. A slotting Router cuts a 1/4 inch groove into flooring after it's installed. Note the difference of the edge of the flooring before slotting on the right and the slotted edge to the left of the router. A spline is nailed into this groove and makes it so the border is tongue and grooved to the remainder of the flooring. This is very important when doing borders.
